If a seller wants to list on the MLS, the seller will need to offer a buyer’s agent commission, which is typically 3% of the sale price. On top of that, the seller will need to pay for access to the MLS. This can be done essentially in one of three ways: by hiring a “traditional” full service real estate agent, who will probably cost 1.5-3% of the sale price; by hiring a “non-traditional” agent, who may be able to provide all of the same services but usually based on a different method of compensation; or by hiring a low, flat fee broker simply for the listing, who typically provides few if any other services.
Sellers should consider their options carefully because a “traditional” agent will cost thousands of dollars. The path to selling your own home, whether or not you list on the MLS, can be difficult but very rewarding.
